Clearwater Sewer Inspection Uncovers a Hidden Homebuyer Nightmare

Technician Sonny from I Find Leaks inspecting a Clearwater home’s sewer line with a Ridgid camera in front of a light blue house

When you’re buying a home in Clearwater — whether it’s near the shores of Old Clearwater Bay, nestled in Skycrest, or in a quiet cul-de-sac behind Eagle Lake Park — your attention is usually on the kitchen, curb appeal, and closing costs. But the biggest expense may be hidden underground. That’s why one smart buyer called I Find Leaks before making their offer.

They wanted a pre-purchase Clearwater sewer inspection, and what we found could have easily turned into a five-figure disaster.

Arriving at the Clearwater property to perform a pre-purchase sewer inspection — a crucial step for any serious homebuyer.

We pulled up to a charming single-story home with a fresh “Coming Soon” sign in the yard. It looked like a dream — but looks can be deceiving. Our job was to check the sewer line and make sure this dream home didn’t come with a nightmare underground.

Getting ready to inspect the sewer from the rooftop using our high-end, battery-powered Rigid sewer camera.

Before stepping foot on the roof, we rolled out our battery-operated Rigid sewer inspection camera. It’s top-of-the-line equipment — no bulky cords, no need to plug into the house, and it gives us full freedom to inspect with precision.

Performing a rooftop sewer inspection through the vent stack — no need to enter or disturb the interior of this single-story Clearwater home.

We set up on the roof and lowered our camera through the home’s vent stack. This method allows us to get a clear view of the sewer system without entering or disrupting the interior — especially useful in occupied or staged homes like this one.

A rooftop perspective of our setup — the white truck below marks our presence at this Clearwater sewer inspection.

From the roof, the view of our white truck below served as a reminder that while we were high up, we were diving deep underground. What we found just a few feet into the sewer line was concerning.

Real-time sewer camera footage showing debris or grout buildup inside Clearwater home’s sewer line
Our live sewer camera feed revealed a significant obstruction — possible grout or construction debris inside the sewer line.

The live camera feed revealed a thick mass of debris. It looked like hardened grout or construction material — something no homebuyer wants to discover after closing. Unfortunately, this isn’t rare. In Clearwater, especially in flipped homes or recently remodeled properties, it’s common to find improperly flushed material or patched-over damage.

Another view of the heavy white buildup inside the sewer line — a clear red flag for future drainage issues.

Further inspection confirmed the problem was widespread. A chalky white buildup was coating large sections of the pipe, restricting flow and pointing to the high likelihood of future backups or even collapse.

Had the buyer skipped this inspection, they would have inherited a major repair bill — and possibly a major excavation project. Instead, they now had leverage.

Hot tub cover pulled back with orange flag marking sewer camera location beside fence at Clearwater property
Using our locator equipment, we marked the exact position of the sewer issue — helping the buyer understand what kind of repair might be needed.

Using our locator, we tracked exactly where the camera head stopped underground and flagged the area with an orange marker. In this case, the blockage was outside the home’s foundation, near a fence and hot tub — a much easier and less expensive fix than a jackhammer through an interior floor slab.

We also gave the buyer a full inspection video and a written report outlining the condition and location of the issue, allowing them to request seller repairs or adjust their offer accordingly.

Why Clearwater Buyers Need Sewer Inspections Now More Than Ever

Clearwater is filled with beautiful homes built on aging infrastructure. Between tree root intrusion, improper remodels, and the wear of time and Florida humidity, sewer line issues are common — especially in neighborhoods like Countryside, Del Oro Groves, Morningside-Meadows, and Clearwater Beach.

If you’re a buyer, seller, or real estate agent, a sewer inspection isn’t a luxury — it’s a necessity.

We offer several specialty services that go beyond basic camera work:
