Inside the Chaos: Solving a Clearwater Water Leak in a Hoarder Home Without Tearing It Apart

It’s one thing to locate a water leak. It’s another to find it inside a Clearwater hoarder house so packed with clutter that you can’t even see the floor. That was the challenge our technician Jeremy faced on a recent Clearwater water leak call—one of the most difficult we’ve seen in years.

The first room we entered was more obstacle course than living space. Shoes, stuffed animals, boxes, games, Publix bags, Tupperware—you name it, it was stacked from floor to ceiling. The floor wasn’t even visible.

Inside a Clearwater hoarder home, our team was called in to find a hidden water leak beneath the layers of chaos.

Adjacent to that room was the bathroom. Unfortunately, it wasn’t any better. The counter was jammed with deodorant, makeup, shampoo, and personal items. No room to maneuver, no visible space—just more clutter.

The bathroom next to the hoarder room was no easier—every inch of counter space was packed with toiletries, making leak detection even more difficult.

Jeremy began scanning the area using a FLIR handheld thermal camera—an essential tool for finding hidden moisture without needing to rip up floors or move mountains of debris. We trust infrared technology like this in challenging environments, and FLIR continues to lead the way in performance. (Explore FLIR infrared options)

Our technician used infrared technology to scan through piles of clutter and detect hidden moisture along a wall in the hoarder home.

In one of the darkest corners of the house, Jeremy entered a closet area with zero visibility. No lights. No access. Just clutter. But through the lens of the infrared camera, he could begin to identify abnormal temperature changes—signs of possible moisture behind the wall.

With no lights and barely any room to move, our technician used only the infrared camera to navigate the closet and search for signs of a leak.

Rather than disturb the dangerous clutter from inside, Jeremy took a smarter route—he went to the other side of the wall. There, in the garage, he found a water heater and began testing the surrounding drywall for signs of moisture. Bingo. Elevated readings lit up his screen.

Jeremy confirmed the source of moisture by scanning the wall behind the water heater—without disturbing any of the surrounding clutter.

To document the exact location of the leak, Jeremy placed a large piece of blue tape directly on the garage wall, pointing to the source. At this point, we were all thankful it wasn’t a slab leak—because opening up the floor inside the hoarder home would’ve been nearly impossible.

Leak found and marked—Jeremy placed a blue tape arrow where elevated moisture confirmed the leak behind the water heater.

From the other side of the wall—still deep in the clutter—Jeremy placed another piece of blue tape on the floor to show precisely where the leak was located. This made it easy for the homeowner to provide clear, visual documentation for insurance purposes.

Even on the chaotic side of the wall, Jeremy marked the exact spot of the leak with blue tape for insurance documentation.

With everything confirmed, he carefully opened the drywall in the garage. Inside the wall was a leaking ¾-inch copper pipe—the exact source of the Clearwater water leak. Thanks to accurate testing and the right equipment, the repair could now be completed with minimal demolition.
